Toll Brothers Homes at “The Oaks of Meadowridge

Toll Brothers discovered that there was a large parcel of land behind the subdivision of Meadowridge located a couple of miles from the beltline off of Holly Springs Rd. and purchased the land for their new subdivision. The company updated the entrance from Holly Springs Rd. by adding gas lanterns and stone signage for the Meadowridge neighborhood. Once you enter Meadowridge, you will drive through a neighborhood of nice older homes built somewhere around the 1980’s with an average lot size of about an acre. Then you enter into the “The Oaks” portion of the neighborhood where you will see the 6,000 plus square foot fully loaded model.

The Toll Brothers portion of the neighborhood is in the Swift Creek watershed which puts restricts on the builder but benefits the homeowners. Due to the watershed, the town of Cary cannot run their water and sewer lines into the community. The water is serviced by a community well, which is maintained by Aqua America (a company that purchased Heater Utilities). Each home has a private septic tank, which requires that the lots be at least ½ acre or more. In the tradition of Toll Brothers, they are leaving as many of the trees as possible, which makes the ¾ acre plus lots fairly private. The community will have 35 acres of open space and community recreation area.

The homes start at 3000 square feet with Toll Brother standard upgrades such as hardwood floors, granite counter tops and custom millwork. The changes to the floorplan and upgrades available to a client are unlimited. With the availability of basement lots and floorplans that offer walk-up attics, you can have a home with 4 floors if you choose. You can add a sunroom off of the kitchen, a conservatory off of the living room, a first floor guest suite or a three car garage just to name a few of the possibilities. The majority of the floorplans have two-story living rooms and foyers and grand master suites. A homeowner can really build their dream home at The Oaks. Homes start in the high $400,000.

Sunset Oaks, Holly Springs, NC

Sunset Oaks is one of the newest members of the Bryan Property Communities in Holly Springs, NC. Bryan Properties Communities are known for their design and amenities. Upon approaching Sunset Oaks, immediately you will see the main feature of this community – a resort style water park and clubhouse with his and hers bathhouses. One of the pools offers a 150-foot waterslide that ends in a pool with cooling splashers and sprayers. For those who prefer to swim, there is a competition size lap pool. If your preference is to relax, hop in the “Lazy River” and let the current take you through the lush landscaping. In the same area are a playground, picnic area and a multi-purpose field. As a resident of a Sunset community, you also have access to the pools, tennis courts and Devils Ridge Golf Course located in Sunset Ridge. This community is definitely set up for having a great time.

Up on entering the neighborhood, you might feel like you have stepped back in time. The homes reflect the craftsman and farmhouse style. Several homes have covered front porches for relaxing on in the evening times. The streets are tree-lined and have sidewalks for strolling through the neighborhood. The lot sizes range from about .15-acre to .25-acre with a couple of lots up to .33-acre. The community will have 650 single-family homes on 350 acres with 100 acres of open space. The 100 acres of open space primarily follows waterways or environmentally protected areas where the trees can’t be cut down. These treed areas provide a good buffer throughout the neighborhood.

The neighborhood has 5 builders. In Sunset Oaks is DJF Builders, McNeill Burbank, Poythress Construction and Timberline Builders. Prices range from the mid $250,000 for around 1900 sf to the mid $400,000 for close to 4000 sf. John Weiland builds the homes in “The Woods at Sunset Oaks” with prices ranging from $400,000 to $560,000. The community has Holly Springs water and sewer. Some of the upgrades you will find in these homes are: 2 step craftsman trim, upgraded appliance packages, hardwoods on the first floor, tile in the master bathroom, first floor masters and 42” cabinets.

Welcome to the Southern Wake County Real Estate Blog. This blog will primarily focus on Southern Wake County but periodically I will have information on other parts of Wake County as well as Harnett County, Johnston County and Chatham County. As a real estate agent, most of my real estate experience has been in Southern Wake County so that is where I have gained my real estate knowledge. A couple of times a week I will add articles about the features, pricing and amenities of new subdivision, commercial and retail development as well as government information (new roads, annexation updates, etc). Please feel free to add to my blog or make request for information about subdivisions, retails, governmental issues or other real estate issues.

Southern Wake County is developing by leaps and bounds since Cary and Apex are running out of land to build on. From State Road 1010 to the southern boarder of Wake County, homes are popping up everywhere. Cary is annexing new subdivisions to the south and west of the current city limits as they are being built and added to the towns water and sewer system. Holly Springs is developing their downtown area in a village theme and approving more communities and retail within their town limits. Fuquay Varina is a busy town with retail, eating establishments and communities springing up in the city limits and just outside the city limits everyday. The widening of Hwy 55 to 4 lanes most of the distance from Fuquay Varina, on the by pass around Holly Springs, through Apex and Cary, made the drive from these communities to Research Triangle Park a shorter commute and fueled the development of these areas.

In Southern Wake County, one can find new homes starting at $130,000 and up and resale homes starting at $110,000 and up. Custom homes can also be found in abundance in Southern Wake County starting in the high $200,000s and going up to $2,000,000. The homes that are in the city limits are on lots that are .10-acre lots up to maybe .33-acre lots and on city water and sewer. Larger lots can be found outside of the city limits and usually have private or community wells and private septic tanks. Many of the communities offer amenities such as a community pool or community ponds and parks. Southern Wake County offers a community for everyone to enjoy.
